What is the function of a homeowner's association?
The homeowner's association is responsible for the enforcement of community rules and regulations, maintenance of common property such as the pool and the flower beds at the entrances, and the collection of dues from the individual homeowners. The association has formed an architectural committee which approves or disapproves homeowners' plans for exterior improvements to their property (fences, decks, pools & etc.) based on the guidelines set up in the CC&Rs. The association has hired an outside management company to manage the finances and to act as a point of contact for homeowners and the association.
How can I serve on the homeowners board?
Each year at the Annual Meeting of the Homeowner's Association, some board seats are vacated and openings are created. Terms run two and three years. You or someone you know may nominate you to fill one of these vacancies. The homeowners, present or represented by proxy, vote to fill the positions. Terms run two and three years depending on the term vacated.
What is a proxy vote?
If a homeowner is unable to attend a meeting at which there will be a vote, they may give another homeowner or board member who will be attending the meeting the authority to vote on their behalf.
How much are the HOA dues?
Dues are $31.00 per month. The dues can be paid monthly, quarterly or yearly. Homeowners may pay in advance as much as they like, but there is no discount prepayment.
What is the money used for?
The dues are used to: 1) maintain the common grounds including the pool 2) install and maintain street signs 3) to pay for liability insurance for the neighborhood and the association 4) to hire a management company to see to the day to day management of the neighborhood 5) pay for several social functions per year 6) and for any incidental expenses and improvements that are needed from time to time.
I've lost my pool key. How do I get another one?
Contact Sentry Management at (615) 269-7016 and they will replace your key. There is a charge of $25 for replacement keys.
What am I required to submit to build a fence, deck, or other addition?
You must submit a plot plan that pictures the outline of your home, the exterior dimensions of your lot and any easements. You must also detail the type of fence being planned as well as the materials you will be using. A building permit from the city of Spring Hill is required to be submitted as well. Incomplete requests will not be approved and are subject to an additional 30 day waiting period for final approval.
Can I have a satellite dish?
Yes, you may put up one of the new small dishes. However, it should be placed in a location that is not visible from the road, i.e., not on your front porch roof. In some very rare cases, reception limitations require a specific placement. But for the vast majority of homeowners, there are a variety of placements that will work. Just inform the installer that you are required to place it on the back or side of your house where it is not visible from the street. Many times the dishes may be installed amongst your landscaping. Sometime though, if you don't require them to put it out of view, they will place it in the easiest location for them to get to, the front roof. This ends up degrading the appearance of your property and the neighborhood.
According to DECLARATION OF COVENANTS, CONDITIONS AND RESTRICTIONS, Section 5. (d) No antenna or microwave and other receiver and transmitters (including those currently called "satellite dishes") shall be erected or placed on any lot. This refers to the satellite dishes that go in your yard. Furthermore, the Telecommunications Act of 1996 prohibits the interference of any homeowners association from restricting the homeowner's ability of receiving video programming signals from direct broadcast satellites.
